The current apartment market in Denver has presented wonderful opportunities for investors to increase the number of apartments in their portfolio. With a well-planned 1031 exchange strategy, we recently helped clients of ours turn 13 units into 29.
It had been over three years since these clients purchased 760 E. 11th Avenue through us. They had made considerable improvements to the property, and stood to realize a $400,000 gain in their investment.
Sensing the timing was right, we collaborated to market their property last spring. At the same time, we launched a search for other Capitol Hill properties that they could purchase. We identified a 20-unit property and a 9-unit, and they quickly wrote competitive offers on both.
Together, we successfully turned one property into two. They also improved the quality of their investments, and likely, have lessened their management headaches with these nicer properties.
