How to Protest Denver County Property Taxes Successfully:
– GRM: you can use 10-12 GRM
– Do not use individual buildings from portfolio sales
– Do not complain about “percentage change” of assessed value from last year
– Do not just average comps
– Denver Appraisers use Regression analysis
– Do not use the “raw” full sale price without making adjustments first
– Demonstrate Market Trends
– Make true “relationship” between subject and comps you are providing
– Make statements that correlate sales to the subject
– Make adjustments (i.e. 5% inferior, 10% superior to sale…condition, location, function)
– FYI: $100/unit is average for value of personal property within an apartment

Order of Proceedings in Property Tax Appeal Hearing:
A. Opening statements, if desired by the Referee. The taxpayer shall proceed first;
B. Presentation of evidence by the taxpayer;
C. Presentation of evidence by the Assessor;
D. Presentation of rebuttal evidence by the taxpayer;
E. Presentation of rebuttal evidence by the Assessor; F. Closing arguments, if desired by the Referee.
